We are the only inspection company in Utah that puts the defects in the context or your Real Estate Purchase Contract (REPC). Section 10.2 of the REPC states the seller warrants the heating, cooling, electric, plumbing and appliances/ fixtures are in working order and fit for their intended purpose and the roof and foundation are free of leaks known to the seller. Unless there is an AS-IS addendum the seller is obligated to fix these deficiencies. I do every inspection as if you were either my daughter and son-in-law or my parents.
